Technically the FHA insures mortgages with a credit score of 580 but finding a lender that will fund the loan with that score will be difficult. I would speak to a few and see what they say.
I have to wonder if you really understand what a rent to own is and how awful a choice it is to try and complete one? They are an awful choice and a great way to lose more money and end up with nothing.... more

Best recommendation I have, connect with a good REaltor in your area of interest.... when renting
pets are usually an issue, and your Realtor will be able to explore the options and terms beforehand, so that you will not see and fall in love with a rental unit, that either does not allow more than 2 pets, or no dogs, or no cats etc. etc. every buildings rules are different....
In your situation you do need a Realtor who likes to work with renters and will get the info ahead of time to show you only what will work for you, and outdoor space will be more difficult yet.

You can always offer what you think the property is worth. REO do not care about your estimates, those companies care about thier bottom line. Their net money at closing.
