If the home is a very large home with many existing baths, not as much as upgrading on a smaller home with less bathrooms. A full bath on the first floor will allow for a larger buyer pool, as well.(example is someone who has difficulty using stairs. Current data (2012) give a figure of 8% vacancy in a market that is 34%+ renters. This is across the board, however. Details show a very occupied downtown apartment situation and the vacancy rises as you go into certain ring areas. Take into account that the data trend lines aren't all that long. The challenge is not the score, but the income. For self-employed, there is a minimum of 2 years of tax returns required to average the income.
You can try to clean up your debt, since this would be a wise move in the long-run for you anyway. But to answer your question, you cannot include your income but exclude your credit.
The only other option would be for your husband to find a co-signor who is an immediate family member of his or yours. They would need to have high income and low debt. They would, however, be liable on the mortgage debt and need to be aware of that.

It seems anti-America to permit the type of things that limit homeowners and buyers from having to incur such a burdensome system of inequity. However, local, home rules pervails. Make sure if buying in cities with "point of sales" similarly to Maple Heights, make sure you have funds to cover repairs and ro leave comparable funds in escrow.
Funds are not dispensed until all of the violations are inspected and approved which may pose a real hardship on buyers and owners with limited funds.
Do not expect to receive your escrow deposit unitl the work is completed. That is just the way it is!... more

Larchmere is a great area and has a strong history of success. I opened my first business on Larchmere in 1972' it was called woodland back then. I was told it was a changing neighborhood, well ... There are alot of vacant properties, due to the economy. Be careful and do your research. East Side and West Side best if you go to the boarders of Cleveland. There are some areas such as Treamont, Ohio City on West side still not the best but better than inner city. Downtown lofts and apartments very expensive no yards. Downtown not safe to walk around at night.
Do your research. The suburbs are alot safer and better. The safety usually reflects in the price and taxes.... more
