Im a Realtor in Louisiana and we don't require a seller to disclose whats is known as "psychologically impacted" aspects of a property. What is considered a psychological impact on a property? That varies by state, but generally a property may be demmed "psychologically impacted" if a crime was comitted on the property, if someone died in/on the property, or if another intangible negative past events that have not affected the structure or condition of the property but may impact the way a person "feels" about a property.
Your Realtor is bound by a code of ethics and if you are his/her client your realtor has fiduciary duties that require him/her to be honest with you and to represent your best interest.
