FHA usually requires 3.5% down. If down payment is an issue, the Ohio Housing Finance Agency has down payment assistance program for first time home buyers, of 2.5%, so if you qualify you could get financed FHA with just 1% down. There are some properties out in rural areas that may qualify for USDA loans that require 0% down, or if you've served in the military and qualify for a VA loan, that also requires 0% down.
