Home Sellers - I recommend keeping the house in showing condition at all times and allow all showings, even short term or weekend showings, some buyer's won't come back later.

USAFDAVE is right, real estate is like any other commodity. Supply and demand dictate the prices. Pricing in Portales tends to be a little lower.
