How bad is your credit? The lowest credit scores lenders like myself are able to do, is a score of 580. If your scores are above 580, then you should have a chance when it comes to credit. Also there are other financial factors that would need to be analyzed including your income, expenses, assets, liabilities, debt, employment, down payment, as well as credit scores. If all of these factors are in place then you should be good to go. On the other hand, if your credit is below 580, having a cosigner will not help. Your credit will still be looked at. Yes, Northern Davis County is an area poised for growth which means increases in home values over time. West side with new infrastructure will only encourage growth and one of the few areas left to build! Proximity to Hill AFB is a major plus! If you are coming to the Wasatch Front in Utah (anywhere from Provo to Salt Lake City to Ogden), you will find that home prices tend to be the highest around Salt Lake City, and that as you go north towards Ogden, prices get cheaper. As you go north to cities like Layton, Syracuse, and West Haven, there are some really beautiful areas to live, with nice communities and great people. Many people live north of Salt Lake and commute into Salt Lake for work. Just some thoughts!... more

The extra money goes to anyone holding a lien on the property whether it's a second mortgage, mechanics lien or tax lien. The seller would only receive that money if there were no other liens on the property.... more
I wanted to give you a quick update on the latest news in regards to Utahs housing market. The $8000.00 Tax credit is still available and you have until November 30 for your new purchase to be funded and recorded with the county that you live in and there is a new State Funded Program that was just introduced called Home Run 2 Grant which has been provided to all Home Buyers for properties that are contracted for construction or partially finished. The Program is offering the home buyer $4000.00 which you have to apply for and be excepted for by November 30, 2009.

Highest Sold Price: $379,900
Lowest Current List Price: $132,000

The average sales price in your extended area (West Point, Syracuse, Clinton) is $157,722 or $72 a square foot. Depending on the age and condition of your home this could be either too low or too high, but hopefully this gives you a starting point.
