This home is located in southeast Houston known as "Clear Lake" or "Friendswood". This area is close to Galveston Bay, Johnson Space Center (home of NASA) and lots of boating options. About 20-25 miles from downtown Houston.
The Heights is an area just northwest of downtown Houston, maybe 2-3 miles. This area is known for its Victorian styled homes and large oak trees. New construction here as well, but overall smaller lots. The Clear Lake area would be more affordable being farther out.

Hi Nancy, thanks for your question about Clear Lake Market conditions.
The market in Clear Lake has remained steady for a couple of reasons. One, there is no more new construction in the area - therefore, prices have been able to remain their value and appreciate over time. Sellers are not put in the position of constantly battling against new construction prices. Secondly - these three particular neighborhoods are a huge draw due to the excellent schools that they feed into - within the Clear Creek ISD.
Both Bay Oaks and Bay Forest began in the late 80's. Bay Oaks with a lot lottery and Bay Forest with it's own Street of Dreams - custom homes. Pine Brook was not started until the mid to late 90's with completion of that neighborhood several, several years ago.
And interesting fact, Clear Lake - being a Master Planned of Friendswood Development was actually all platted out in the 60's - each neighborhood drawn onto the plat - it is truly 'master' planned and is still one of the highly sought out areas in the greater Bay area.
Buying in the older section of Bay Oaks is not a bad thing - there are great selections of homes there and many of the older ones have been updated - giving you even great value to purchase. The same holds true with Bay Forest. And Bay Forest even has it's fair share of custom, executive style homes. Pine Brook is the true, newer neighborhood of the three - with homes built by Village and Perry and Brickland Patio homes.
So, it really all determines on how you 'feel' about each and exactly what you are looking for.
Rates have never been lower than they are now. So, in selling your home - you can actually buy a more expensive, larger home and you might not see that much difference in your monthly expense - as on your current home. An excellent time to 'move' up.
If you would like to know what's going on in your neighborhood - please let me know. I can set you up on a great tool that only Prudential Gary Greene has - it's called Online Sellers Advantage and it will give you a weekly overview of what's going on in your neighborhood as far as it relates to new listings, price reductions and sales.
I have lived in the Clear Lake area for over 20 years - I am quite familiar and will be happy to assist you in any way I can.
Thanks ~ wishing you a great day !
