Thought you might want an answer from someone that's NOT a realtor and in it for the money. You really need to do your research of where your new home will be located. There are fantastic places in Clarksville and there are some really nasty places. Needmore (really most places off of Wilma Rudolph) are not bad at all from what I've seen. What you want to stay away from is homes off of Ft. Campbell Blvd near Peacher's Mill. There may be some decent places scattered in there, but it's mostly crime-ridden (I looked a couple of years ago and that was where most of the sexual offenders in Clarksville live). Your best bet is to drive around to the places you're interested in and look at the area. It's pretty cut and dry here when you get out and look. You can figure out the gross places pretty easily.... more
Kyrielle, don't overlook the fact that if you are comfortable spending $1,100 per month on rent, it's very likely you could purchase a 2- or 3-bedroom home with a similar mortgage payment. As you will learn, Clarksville is quite stretched out from its northern reaches to its southern borders. What area of town will you be working in? If it's Fort Campbell, you'll want to choose a townhome or condo from Lafayette Road area and northward: that would encompass Ringgold Road area and all the way to the state line. If your job will put you in or near Gateway Hospital, you'll probably want to consider spots near the Rossview Road area (Exit 8 off I-24). Finally, if you'll be working in or near downtown Clarksville, that's another situation. Unfortunately (from experience) I can tell you neighborhoods that are ones to avoid: Main Street, Martha Lane (or anywhere on the streets around) and anywhere around Baltimore/Heitts Lane. The neighborhoods may look decent but there is constant bass thumping and trash floating around. If you find something, please leave a comment so others can find some too! :)... more
When looking at a credit application, I review more than just the numbers. If the score is low, I try to figure out why and see what type of risk is there. I also look at debt to income ratio and past rental history. If the situation is as you say, and primarily credit cards, it will show that on the report and I could likely work something out to help you rent one of the properties that I manage in Clarksville. But there's no way to know for sure until I see the applicaition.... more
I have a property that will accept section 8, but it's $800 per month - 3 bedroom 2 bath. Will your counselor raise your limit or allow you to pay any overage? The owner can't reduce it but will accept section 8. That's the only one I have at this time in Kentucky.... more
