148.5 Coming Street is in Radcliffeborough. As a renter, I would not be overly concerned. As long as he is not in the habit of driving right into the flood waters, he should be fine. I've heard some pretty unbelievable stories of students (who clearly are not paying for their owns car) who drive right into the deepest waters and wonder why their car is totally flooded. I would assume that the rental property is elevated on a crawl space and his residence and belongings will be fine once the tide goes out. Mayor Riley is fixing the flooding problem in Charleston anyway.

Hello....not sure I know what house you are referring to as I don't see an address, but you are smart to ask about flood elevations as all the rules are changing as we speak. Oct 1 st brings many flood insurance changes/increases to our area and an elevation certificate is mandatory. If the home you are looking at was built prior to 1975 chances are one does not exist and will have to be done. This depends wholly on the elevation. You have to start with the elevation of the land and add the height of the foundation to get the home's total elevation. You also need to have a certain square footage of venting under the house- you can figure this out by simply measuring the vents and finding the total area. The last factor is going to be which flood zone the house is located in- this is designated by FEMA.
But, to answer your question without knowing these factors.... most people on James Island pay between $1,000-2,000 per year. You need to call a local insurance agent with an elevation certificate in hand to find out the real answer to your question though.... more
