Have your buyer agent estimate the market value of the home for you. When you apply for a mortgage the bank is going to require (and charge you for) an appraisal at that point. I wouldn't chance wasting money on an appraisal for a home you may never be able to purchase.

What it really comes down too, is "how much of a loss is too much for YOU to handle". No one else can or should answer that for you. I am a third generation Realtor, my mother did property managment for 25 years and that is the thing people dont realize when they say "oh I will just rent it out", it is not that easy. A lot of time, renting out even one property can be a full time job, and the owner can end up losing money as well. I feel for you and you are in a big boat as I have read something like 70% of Americans are up-side-down on their primary residence.
I know lowering the price seems like the chicken #$$% out of it, but honestly, your agent/Realtor is probably right. It also depends on where you are at in Arizona, not all areas have decreased the same. For example, we here in Tucson were not hit as hard as Phoenix and the surrounding cities.
Please consider speaking with a CPA (for any tax benifits of holding or selling) and a financial consultant but in the end, only you know or can decide "how much of a loss is too much".

I am actually a contractor as well as a Realtor, and in Maricopa County which is the municipality you most likely belong to being on an acre lot in Cave Creek, you would have to get a permit to remove the garage doors and enclose it into a casita to make it livable space. The casita would also have to be brought up to living standard codes, as ex. the electrical is most likely done to accomodate a garage and not living space. Another issue you may run into is septic if you are on one. Does the bathroom have a separate septic or is it tied into the septic of the house. If it is, does it still meet the max load? From an appraisers standpoint he would want to see the casita enclosed and brought up to living standards, he may not look too much into if the rest of the building is to current code, but it has to like Stew said, look like a house not a garage.... more

Searching strictly by city name: Cave Creek in August averaged 147 cumulative days on the market for the properties that closed escrow. Currently there are 32 pending sales in Cave Creek with an average of 158 cumulative days on the market. Another category for properties which are under contract is "Active with Contingency," but the problem with using figures from this category is that they tend to be skewed. Because the property remains active in search of backup offers, the days on the market continue to accrue even after the contract is accepted. For this reason, I generally do not reference the stats on such properties. You don't get a true picture of how long it took to secure a contract. One huge caveat when referencing these days on the market stats is that these are only the properties that actually sold. Many properties did not sell and will not sell. Thus the true average time on market will be much greater.
Additional food for thought: there are currently 603 active listings in Cave Creek. There are 42 pending sales and actives with contingency. That's a 14:1 ratio. If you are a seller, price it right!... more

Homes have appreciated in Cave Creek an average of 12% annually over the past five years. Some areas of Cave Creek have appreciated more and some less than others, but the overall average is 12%. We did have a record year of 24% but that was only one year.... more
