What questions / document can I ask interested tenants to assess their financial strength / quality as tenant? - Salary? - Employer? - Loans?
I do a ton of rentals and we usually ask
- pay stubs
- credit report
- current debts (car payments, student loans,...etc)

It's impossible to generalize. Go out rental shopping and be prepared to explain your situation. Be prepared to offer a higher than average deposit...that might help.

If it is just worn down it it wear and tear. If it is stained, ripped or torn it is damage.
