The costs would include the real estate commision, which would include both the selling and listing brokers, title insurance plus miscellaneous closing fees, HOA transfer fees if you live in a HOA neighborhood, 2013 real estate taxes, and the final water bill. In addtion, some realtors charge a transcation fee which can run up to $500 (I pay the fee that my company charges). There is no set number but if you have a lot it will probably slow down in the number of buyers coming to look. A lot of times, open houses benefit the agent in picking up new customers more than helping the seller.... more

Typically, the seller is asked to cover the closing costs. There is a little negotiation involved. It does make the process run smoother. The seller can ask the buyer to pay a higher price for taking on this cost.... more
You can try by going under the My Trulia tab, then click on my listings, go to edit listing , to the left there is a menu with 5 options, choose open house times--you can also look underneath your listing photo, you should see open house none scheduled--click on that. I hope this helps.... more
