If you plan to post your property on Brooklyn MLS (Multiple Listing Service) there is no way for you to avoid mentioning the buyer's commission, since that's a database for brokers/agents where realtors share their listings with other brokers and make your listing visible in the broker community (unless you are talking about mls 4owners or FSBO websites).
You might find a buyer on your own given you post your listing on a ton of social websites.
However, you won't avoid dozens of cold calls from Real Estate agents and brokers trying to get your exclusive listing as well as plenty of calls from unqualified buyers who will ask you hundreds of questions but unfortunately won't have a capacity to purchase. So it all comes down to the question of time and effort. Are you ready and willing to spend time every day answering phone calls talking to agents and potential buyers and do the showings? Are you ready to be actively involved in marketing your property daily? If the answer is yes, then you will probably do just fine on your own looking for a direct buyer.

I am sorry you are having issue with your RealtorÂ® ! In order to get an unconditional release you should sit with the agent and show him that he is not fulfilling his obligations as your representative . A listing is a contract and both sides have obligations to each other. If the agent is doing his due diligence then he is breaching his contract and then he should release you.
