There are a lot of great new subdivisions in Brentwood/Franklin. Which ones are for you depends on what price point, size of yard, and home. The schools are all great. If you provide me what size home and price point, I will be happy to narrow the list for you..

You won't get much in Brentwood (Williamson County) in that price range so I would stick to Franklin where your selection is much greater. Some of my favorites in that price range would be:

I have personally bought 2 foreclosures in Brentwood. I bought one from HUD and one from a bank. I have also bought homes that weren't foreclosures. I wouldn't limit yourself strictly to foreclosures. There can be many reasons for a good deal.

It is not difficult but does require you to learn and understand how the auction works. Find out of the bidder is responsible for any back taxes, HOA fees or liens? Find out if the home is occupied and if the high bidder will have to evict the occupant. You then need to assess what the home is worth and deduct for liens, evictions and the risk of not seeing what damage could exist in the interior... more

Wow - that's a tough question. The number of bedrooms, bathrooms you require etc are all directly correlated to your current life situation - within Brentwood there tend to be 2 overall basic "types" of homes.
Type 1 is what I call "original Brentwood" - these homes are a little older, perhaps one level on larger lots - think Carondelet or even Indian Point - homes built in the 80s the original "executive homes" of Brentwood.
Type 2 is the "new Brentwood" - homes like in Courtside at Southern Woods or Brookfield - more open floorplans, higher ceilings but the trade-off for newer homes is smaller lots.
Can you offer some insight about your preference for newer homes/smaller lots vs larger lots and older homes and I'll update my answer please?

Neighbourhoods have cycles... they often contain family groups with children of approximately the same age, and they move on to their next stage of life at approximately the same time.

Ingleham Farms is a nice neighborhood in a convenient location. There are many subdivisions near that train line, and another line south in Franklin. I don't live near them, but I do drive by that way frequently in the evening. Most people say they get used to the sound of the train. I wll say though, that the horn honking in the evening is loud, especially when you are in a car on the road beside it. :) And it is dark. Sometimes the train is down in the ravine, and it would depend on where in the subdivision you are. Obviously, the closer to the track, there is a greater possibility for it to be loud. You should ask some of the neighbors there or in Avalon, on the other side of the tracks. I always hear the horn a bit south of Ingleham Farms. Maybe it doesn't even blow right there because of the houses. If it is a concern, you should ask some people who live right there.... more
As for breaking the lease--review your lease agreement as the answer more than likely will be found in the document; or consider consulting with an attorney who specializes in real estate; also you may wish to consider a conversation with your landlord and see where the chat leads...As for the future interest rates, unfortunately none of us can predict the future...... more
