The numbers are all over the board but if you are looking at fairly recent construction you can expect between $165 and $200 per sq.ft for an average home. Keep in mind the "average " home in Blowing Rock will be higher quality than in most of the surrounding areas. If a home has a long range view or special setting"walk to town" you will see those numbers go higher . If the home has age, dated decor,
or some issue you can expect less.

That's a great question! When thinking about our area, consider what I like to call the "three B triangle". That's Boone, Blowing Rock, and Banner Elk being the three points of the triangle. In my opinion, as long as you are within that triangle, you will appeal to anyone that will want to visit your rental cabin. You will be close to the shopping of Main Street in Blowing Rock, close enough to the business district of Boone, and the skiing that the Banner Elk area has to offer. Many people coming to our area like to rent near skiing, hiking, golf courses or fine restaurants. You will be near all of these if you chose a property within this triangle area. North Carolina Real Estate Market is slower then usual as we are having high inventory and with the media and everything else buyers are very hesitant to buy right now. Still we are doing better then rest of the nation Florida especially, you have to be careful when choosing listing agent and get somebody that is going to provide you with best possible marketing as that is the key to the sale. There is always some risk with having the most expensive home in the neighborhood - especially if these upgrades will push your home significantly above the neighborhood average. If you're concerned about resale value, keep in mind that the upgrades you plan to add may not be able to be recouped. Most estimators say that a kitchen remodel can add 80-100% of the cost of the remodel to the value of the home - depending on how inline the remodel is with the total estimated value of the home. One estimate is that the average cost of the remodel should be between 10-20% of the value of the home.
You may want to think about asking a local agent for neighborhood comps before you start your project. Take a look at what the other homes in the neighborhood have to offer, and what any homes have sold for recently. If any other homes have finished basements, those would make great comparisons.... more
June statistics aren't out yet in my area, Poughkeepsie, NY but here are the stats for May 07 compared to May 08:
May 2007 = $416,705
May 2008 = $377,513
Decrease in the average sales price from 2007 to 2008 = 9.4%. This has been the case for the past three months (March, April & May 2007 compared to 2008). Prior to that our average sales price was only down approximately 2-3% year of year. It doesn't appear to be getting better. I estimate another 12-18 months of this down market before we hit bottom. If you don't want to pay for the information, the best spot for you is the local county clerks office. When a home falls in to foreclosure the lender files a legal proceedings against the property.
