When it comes to the square footage, agents are required to quote the source from which we gather that information. Unfortunately, many of our sellers do not have the plans of the home they purchased, therefore they cannot accurately obtain the square footage. Many times our Tax Assessors do not have accurate information as well, therefore many agents elect not to place inaccurate information on our MLS in order to avoid misrepresenting our clients property.
When it comes to the Taxes, we simply do not have a section within our MLS in order to place the yearly Taxes. Other MLS systems we use it is a requirement. However, currently the Northeast Georgia Board of Realtors does not have Taxes as a field within our database in which to input that information. I suppose that agents could elect to place that within the description is that is what they chose to do.
I do agree, that it can be aggravating and difficult to perform price comparisons. It was just in the last year that the square footage was added to the Northeast Georgia Board of Realtors MLS. Maybe they are making plans to add the Tax information in the coming year.... more
We are always happy to help find you the right home. When you drive up 515 from Blue Ridge you will come over a rise and all of a sudden there are the mountains, so beautiful. And Blairsville sits in the crook of these mountains less than 2 hours from Atlanta. Feel free to call us.
Its impossible to give a legitimate price without seeing the home! As for the market, In Blairsvill its looking up, and I am encouraged for the first time in years! We are low on inventory (366 homes on market as of today)! I'd be happy to come by, take alook, and give you a Market Analyis at your convenience! I also do a Monthly Market report, so if interested just e mail me and I will include you in that report e mail!... more
I would say that you should find the house you want and deal with the situation - I don't know too many successful buyer's that said - "short sales only". I tell my clients we'll deal with the situationas it comes. That said - I try to avoid shorts because:
1. Most listings agents have no clue how to rep short properties
2. Most owners quickly tire of trying to work things out since they're inundated with nonsense
3. Most banks are combative at every step of the process
4. I'm convinced that banks make more by foreclosing - something has to explain the ridiculous delays and horrible process
5. I'm also a Fannie Mae appraiser - I see many of these homes just before or just after owners get into trouble - about half will be vandalized
6. If owners bail prior to resolution, issues like vandalism and mold can be issues - I'm seeing mold on a regular basis now - and it's everywhere.
Good picks are few and far between because there are so many moving parts on a short; listing agent, owner, lender, lawyers....all have to agree to a settlement. All will want to maximize price, so unless the owner bleeds you won't score.
In my opinion, I rather not deal with any distressed home - but if I have to I'd prefer one that's already foreclosed. Fewer issues and one seller to deal with - usually motivated. You might find this interesting -
