The seller does not have to do anything. But it would cover the broker in the event of a dispute. For instance, if there are multiple offers or if the buyer does not trust that the seller's agent is presenting the offer because that agent may have his or her own buyer. Of coures, that would be unethical. It is a good practice as a buyer's agent to request and also good practice for a listing agent to advise a seller to sign in case a dispute arises.... more
