The problem with asbestos is inhaling its fibers. Outdoor use does not present that problem. Asbestos is very common as exterior siding in homes of the era when it was popular. It is very durable, but does need to be painted (while aluminum and vinyl do not require that maintenance). Typically, all other features being equal, you will not find a price differential due to a home having asbestos siding.
If the siding were badly damaged, and removal is recommended, then that requires professionals; and that would then include some charges for proper disposal. However, I believe that you can go over asbestos siding with vinyl or aluminum if you wish. Some people might do that simply to relieve themselves of the painting maintenance.... more
A co-op requires financing that is an unsecured loan. This is because with a co-op you do not actually own real esate; you own shares in the co-operative corporation. You may, however, make some savings on closing costs. You'll have to check around and find out whether there are any banks that will give you such a loan based on your income and credit history.
A co-op is different from a condo. With a condo, you DO own real estate, and it is much like buying any other type of real estate. However, I can think of no condos in Bethlehem that are $40,000 or lower.... more
In reply to the gentleman who thinks it is about the area around the casino - Have you seen the area around the casino? It is straight up ghetto. Its right near one of the poorest areas in Bethlehem. Don't worry, the casino itself is very safe and friendly. Regardless, that place is on track for big things. Its packed 24/7. They are making a ton of money and once the resort part is finished they will be making even more. So, answer to your question buy NOW. New places will be built but they will be overpriced. The market is headed slightly upwards as we speak. I just realized at this moment you posted this in February of 2008. I hope you bought and if you didn't I suggest you do it soon because seriously - 2010 is the yr. 2011 will be higher.... more

Last year Lehigh county did a county wide assessment. The valued the property at $417,000. It is a large house 4230 Square feet, 4 bedrooms/ 4 baths but the taxes are out of line. 10,137.27 taxes a year are way too much for a house built in 1987. Homeowner should appeal the assessment and get the taxes lowered.

Did you have a Buyer agent? Did they not explain the FHA process? FHA can be a great product.. but you can run into the issues above on roofs, old fuses, chipping paint and the like.. stuff that FHA really, really doesn't like. Your best bet is to do the repairs after your mortgage commit. That way at least you know if you do the repairs it won't be on a house you won't buy. OR tell the seller you're withdrawing due to financing denial ( their listing agent should have warned them as well ) and see if they will step up and do them rather than lose the buyer.... more
You definitely need an agent licensed in the state of Georgia to answer this question. You could just call any real estate office and get the answer to this question.
In many states, attorneys are not required by law, but it has become "customary" to use attorneys. The state of New Jersey is like that. In Pennsylvania, attorneys are not required by law, and are much less frequently used than in New Jersey. There may be some states that absolutely require an attorney to be used.
Depending on what Georgia law requires, you should definitely have a Realtor® or an attorney to guide you through your transaction to make sure you are abiding by Georgia real estate laws.

A perfectly maintained home in move in condition in one of the newer developments has a shorter DOM span than a home that is outdated and not well cared for.
The market is changing, and some things are moving quickly. Without seeing the home , it would be unfair to commit to a number.
