Is it worth $200,000 less? As of April 2008 the properties have dropped in the last 11 months but not nearly the over 40% reflected by your appraisal. An Appraisal is someones opinion so you have 2 opinions and the true value is when you market and sell the property. It is not difficult to research what similar homes are selling for in any area so find a similar home that is in the same condition and as long as it is not a panic sale (foreclosure,short sale etc) you can get a good idea what to expect for you our home. Three simple words....location, location, location. You can update a kitchen or bathroom in time, but you can't change the location or schools. When the time comes for you to sell, your buyers will be considering the same criteria. You really want to buy the worst house in the best neighborhood for a return on your investment. Good luck!
