The markets in this are great! There is a lot of new construction and newer homes available in both areas. The schools are also some of the best in the state.

Crashing? Talking to any agent that has any kind of inventory will tell you that marketable homes are selling and selling quickly right now, like no other time in years. Homes are moving but buyers are picky and there is less inventory by far right now than there was this time last year. If your home is clean, priced according to what the market will bear, and in move in condition, it will sell if it's marketed. We have had four go under contract in the last three weeks.
Probably priced too high...look in the Gonzales area...or towards the Highland Road/I-10 subdivisions.
We have a Realtor in Baton Rouge we can refer you to...I would find a Realtor who can run you a CMA to show you what sold where...then you can get a better handle on the market.... more

In truth, the rate vary primarily due to YOU, and your ability and record of payment.
I saw 3.25% the other day,
pretty fantastic, considering that the average for the years since WWII is about 7.6%!

Tonya the majority of buyers are using fha financing these days and those buyers will ask for the seller to credit them with %3 towards their closing costs anyway. Buyers and their agents do not always specify just searching for homes that are offiering credits as most sellers build in an amount to negotiate with anyway and they know that. Your listing agent should make sure the home is priced at or just below market value, is in MLS with fresh photos and is advertised in all the top Real Estate web sites.... more
To answer your first question I would suggest that condominiums nearer the college are the better buy. There have been some recent renovation in the downtown area....but I would still say the best positive cash flow would be around the university.
In Riverview you can get condos from 114K to 199K It depends on what you are looking for. I am not familiar with River Place. Neither did it pull anything from an MLS search. KB home and D R Horton homes have both come to the Baton Rouge area since the storms. They have both been represented by agents in our office! We are currently saturated with new construction. That has been a huge factor in our market slowing. It has really been more prominent in the outer lying areas of Baton Rouge like Ascension and Livinston Parishes. MLS shows 1,091 Residential Listings SOLD between 11/01/09 and 12/31/09. The number of active listings on the market is going to fluctuate daily, but somewhere around 4,000 seems like a good number. These numbers are for the Greater Baton Rouge area...... more

I pulled this from the BR Business Report yesterday -- from reading the article they are strictly talking about home prices rising -- not sales. As a realtor, you would have better insight than me to the rise or decline in actual sales.

Location is going to be what will make your rent. Type of home and how close you are to everything. Nothing is really cheap any more since Katrina came through. You most likely are looking at $700 up in a good area.... more
