Sara, all you can do is show your clients how to find the data and let them make up their own mind. To do anything else, leaves you open to liability problems for someone else's bad decisions.
Personally, I think of Canyon Creek as one of the nicer neighborhoods in NW Austin, so I'm surprised at this data you've provided.

That is something that is public knowledge. There are several websites that track crime stats but your best bet is to go or call the local police and ask them. I listed the US Census website below.... more

Realtors are prohibited from Steering, this can cause someone's a licence. No any licenced realtor can tell you from their own words where are the low, no or high crime areas. What a realtor can do is just give you information on where to find crime information and you have to make your own informed decision on those areas.

Sounds like a leading question. Horrible crimes are not caused by 5 digits. What are your specific questions about the neighborhoods?

Yes there is a difference between 1000 feet and a mile. There are 5280 feet in a mile. I'm hoping these definitions may he help too. The radius of a circle or sphere is any line drawn from its center to the perimeter. The diameter is the distance from edge to edge going directly through the center. The distance around a circle is called its circumference.
Imagine a pie cut in half to show the diameter. A single slice (serving) of pie would show the radius. The circumfrence would be the outer edge of the entire pie. Hopefully that clears up any confusion.

Yes it happens....not as often anymore as in the past go go days of lending.
If it has gone this far, probably the borrower is no longer paying, the house will go into foreclosure, the bank or investor will recover the property and it will be resolve with no prior liens.
It's happened all over the country, but it can be resolved and is resolved every day. That's the envirnoment we are in currently.
If you want to buy a house, work through a realtor and a title company to resolve these issues.... more
Well what happens in these cases is often the house will be foreclosed on, the loans and liens wiped out, then the house resold with clean title by the bank or investor.
It happens, but normally can be resolved.... more
