Walking away should be your last option. A short sale is much better for your credit and you can buy another home in 2 years. It can take 5 years if you foreclose. However, if you have not re-financed your home you have what is called a non-recourse loan. If a lender forecloses on a non-recourse loan the bank can only take back the home. They cannot pursue any deficiency. If you have a second, the second can pursue a deficiency if the first forecloses. In that case a short sale may be a better option because you can negotiate with the second and try to get them to settle.
