The annual property tax rate in Aromas is 1.25% of the sales price. Most of Aromas is in San Benito County. Other taxes are added to the annual property tax rate for such things as school and hospital bonds and offstreet improvements.

Walking away should be your last option. A short sale is much better for your credit and you can buy another home in 2 years. It can take 5 years if you foreclose. However, if you have not re-financed your home you have what is called a non-recourse loan. If a lender forecloses on a non-recourse loan the bank can only take back the home. They cannot pursue any deficiency. If you have a second, the second can pursue a deficiency if the first forecloses. In that case a short sale may be a better option because you can negotiate with the second and try to get them to settle. You need to talk to an experienced short sale Realtor who will be able to help you explore your options. It is always a good idea to talk to an attorney and a CPA as well.... more
