If the home is for rent, there should be a contact number. There is a rash of scams in online ads so NEVER wire money for a rental, never rent a home sight unseen and most valid owners do not rent their home when they are out of the country or even out of state. Begin by having a discussion with your agent regarding your expectations; if the chat proves unsatisfactory contact his/her broker owner, and or office manager, and express your concerns; if necessary you can ask to be assigned another agent from within for the duration of the contract. Noticed below that you state "Our house has been shown 4 times in 4 months", if that's the case, also review comps, recently sold similar properties in the immediate area, see what the data suggests as to a fair list price; if necessary adjust accordingly in order to be as competitive as possible. Also review marketing strategies, does it maximize your exposure. Have you received any feedback from the showings, if so what was suggested. Again discuss with your agent and review all, then go from there....... more

Now....I will tell you that I listened to my favorite PodCast a week or two ago (The Real Estate Guys) that may be a good starting point (as I'm not sure how much you know about Option Contracts or Assignments). Take a listen, it may be worth something to you. In the middle of the page click on "Considering Your Options - How to Control Property with Little or No Cash". Bob, Robert, and Russ start to mention assignments and the role Realtors can play into it about 1/3 of the way through.
