There are no set standard of time as to how long a short sale can take to close--some banks are quicker than others and patience is oftentimes needed--If you are looking to take advantage of the first time buyer credit--You need to be in contract by April 30, 2010 and close by the end of June 2010. How would you know this ? Are there properties selling via Realtors posted in MLS with buyers agent representing the buyer. IF YES. then buyers have Realtors who represent them for sales as listing / buyers agent

Keep in mind that assessed value has no bearing on market value--you need to be aware of recently sold similar properties in the immediate area, review the data and make a determination as to a fair price--ask your agent for comps.... more
Consider interviewing in person a few agents, or as many as needed, from different realty companies, then choose the one you like best; ask about scheduling around your needs, who will choose the properties to be seen, can you expect updates on new listings and recently sold properties, and how often will communication occur, etc. Ask about current sales in your areas of interest, negotiating strategies, etc.; choose your agent with care.... more
In most new construction the builder owns the lot and sells you the lot with a new home. If you are buying the lot and hiring a builder, you would need a construction loan that would allow you to do such a thing. Ask your loan officer to explalin your options.... more
Shauna you will receive 2 distinct opinions by those agents that are predominately buyer agents and another from those who are predominately listing agents. Some agents only work with buyers and do a great job getting them teh best deal, others are superstars at listing. A few agents can do both and and do a great a job at both. The first thing is you need to feel comfortable. If this is agent is one of the leaders and can handle both, you could be well taken care of. If not, you need someone who can work with you as a buyer and get you your best deal. As well when selling your house, you dont want an agent who predominately works with buyers, you want a listing superstar who can give your house the exposure it deserves to get it sold. You may need 2 agents but may be able to find that 1 agent that stands out and can do both.
You need to interview teh agents, ask them what they can offer, tell them what you expect and determine if tehy are a good fit for your situation. Good luck with your sale and your new purchase.... more

We have been through this discussion with a number of our Sellers. In this market, allowances are not as compelling as offering the prospective Buyer a turn-key, contemporary home. Please seek guidance from a decorating or staging professional (or a Realtor with experience in this area) to help you make a choice for the flooring in your lower level. Also, have this renovation completed prior to going on market if at all possible. Most Buyers in the current market don't want to read notes which say "countertops to be replaced soon" or "carpeting allowance offered". They simply want everything in move-in ready condition and at market price or less.

Eastview HS extends to Eagan and Apple Valley. It is located in the city of Apple Valley. The Population is approximately 45,000 with a nice commercial area and is know for its banking facilities.. The airport is 7-10 miles from the area of Eastview.The airport is a simple drive and would take about 15 minutes or 25 during rush hour. ( That is why I moved here) There are many trails and bike paths that are conducive to running/walking etc...I have lieved here since 1984 and know the area well. If you send me your email, I will send you some examples. Please describe a little more in detail what you are interested in such as price range, garages, type of lot etc...
Not sure exactly what you are waiting to hear back from the underwriter about but if it is to be fully pre-approved, that shouldn't take 3 weeks unless you have a very difficult file... i.e. many things that need to be explained and paperwork to review.
There are many loan officers out there... maybe to you should talk to someone else to see if they are more responsive.... more
The obvious answer is to call your insurance agent. The pricing will probably depend a lot on what coverages you choose.
I wrote an article about my recent investment rental purchases in Rosemount and Apple Valley. Since those are townhouses they are covered by the homeowner association but I am also purchasint supplemental landlord insurance to cover the gaps in the HOA coverage and any liability claims. I can tell you those are $100 per year and carries $1M in liability protection.
