Peninakeni, I would agree with Dan about lease to buy, but add not only are they typically one-sided, but your selection of properties to buy will be greatly reduced. You shouldn't settle when buying something as important as a house.
I would suggest you work instead on improving your credit score and also look into the state's first time buyer programs, which provide down payment assistance. If you email me I can give you the contact information for a lender who does the buyer education parts of those programs.... more
At least 90 days coz you're just a tenant, if you own it, you have 20 days to move out.. However, the bank might offer a cash for keys to help you out with your moving expenses, usually the amount varies.

Personally, I would pay them if they actually helped you with your credit, but you don't have to unless you want to. This happens all the time in this industry & we usually just let the money go because it is not worth the time. I always tell borrowers to check with 2-3 lenders before they commit to one so you can make sure you are getting a combination of the best deal & the best service.
