AVM (Automatic Valuation Methodes) use different algorithms to arrive at an average price. The asking price may depend on when the sellers purchased the property (did they buy during the real estate "bubble"), the upgrades installed, recent comps, etc. The AVMs could be "spot on" in a neighborhood of "cookie cutter" homes, but way off where the homes are dissimilar. (Frame versus brick, etc.)
If you're interested in purchasing a home, then you should use an agent or broker who has the ABR, i.e. the Accredited Buyers Representative designation. Having this certification means that the holder has not only taken the classes, but additionally has the transaction exerience in representing buyers.

The Scandinavian style that IKEA offers is quite unique and may not be the safest of choices unless the style fits the overall architecture of the house and your other interiors.
Keep in mind, IKEA's low cost cabinets are well known and any discerning buyer will recognize the product and it may deter them from purchasing the home.

You have a few options:
1) If you do not need the proceeds of the condo sale, you may put in an offer for the TH without any contingencies
2) Put in an offer with a contingency stating you cannot close until your condo sales; if you have it listed with an agent already, this will give the seller and their agent confidence that it will sell (if it is priced right for the condition). If you're selling on your own, it will be hard for the seller and their agent to have confidence you will come through in the end.
3) Wait until your condo sells and hope the other TH is still available.

In some areas of the country where the market is particularly hot it is not uncommon for homes to sell above appraised value. This sometimes makes things difficult for buyers that are financing the home because lenders will typically not lend above the appraised value (- down payment). Buyers will need to make up the difference in cash.
I have seen some agents convince the buyers to make above market offers and try to negotiate the price down to the appraised value. Sometimes this works, but it can be risky and cause anguish for the buyer and seller.
