Not sure why you would choose to buy a home without a Realtor. Most commissions are paid by the seller. I feel it is very important to use one to protect you throughout the whole process. They will protect you and walk you through it. If you do not need a loan and have enough cash to pay for the home this shouldn't be an issue, you can buy right away.
If you need a loan, and you just defaulted on another (broke your promises to pay) I suspect a lender is going to want to know just know why you did that and also see that you have been re-established financially. Doesn't that make sense to you?... more
Order a water quality test. It's not expensive and will let you know if you have any issues. We perform these tests all the time. Also, hire a well maintenance/installation company to investigate the overall condition of the well.... more
Hello Javajim, a good indication of a listing by a realtor is a sign in the front yard, they often stand out by broker name, flyers etc. You can also use my website by enterting the house # or street its on, this will show active and pending listings by real estate agencies. Hi Mike a coulpe other thing to consider would be any speciald equipment you might have to rent, permits and are you Bonded on a job this big owner would want to know he has an out if somthing goes wrong. A couple other thing is timing and are you going to have to hire help. be sure you let owner know if repairs are going to be needed that owner would have to pay in addition to painting costs and that delays might have a cost to if repairs are needed.
