If you are under contract with a Realtor this is a contract that needs the approval of both parties. Talk with your agent and explain what the issues are and attempt to resolve. If not solution, ask to meet with their Designated Broker and see if this rectifies the situation. Simply wanting to use another Realtor is not a good reason for terminating the contract with your Realtor. There must have been a reason you chose them in the first place and you may find you can get back there with a little communication.... more
Assuming you're talking about properties in Western Washington (98383) and specifically a property listing in the NWMLS, then this presents a good example of why agents from Florida should not be answering the question. They probably should not be answering if you're asking about Alaska either, but I don't know that.
To answer your question, in the NWMLS it means that the sale is contingent on the buyer being able to sell their existing house. You can put another offer in on the property, and if that offer is enticing to the seller, they will give the original buyer notice of your offer, and that original buyer will have a limited time (default 5 days) to decide whether or not to waive their contingency. If they don't waive their contingency, then their contract terminates and yours will proceed.... more
Linda, the quality of life here on the Kitsap Peninsula is wonderful. We have the best of both worlds by having quick access to the Seattle city life by ferry boat, and the more relaxed slower-pace of life in a more rural setting here in Kitsap County. Silverdale is the retail mecca for the area, with the Kitsap Mall and many big box stores like Costco, Best Buy, Trader Joes, etc.. Chico Beach is a nice area along Dyes Inlet with Eastern exposure. As is rather typical of our area, there is an eclectic mix of homes along the water, but overall, it's a very nice place to call home. Chico Way used to be the main north/south road through Central Kitsap until Hwy. 3 was constructed. There are lots of great waterfront homes and neighborhoods surrounding the Kitsap Peninsula. Poulsbo (called Little Norway) is a very popular community just north of Chico, with a fun, artsy Scandanavian downtown area. Seabeck is situated along the shores of the Hood Canal with amazing views of the stunning Olympic Mountains.
About the only drawback of living here is getting used to the amount of rainfall we have. Most of its simply a slight drizzle, with lots of overcast days. But there's typically around 3 to 4 solid months of incredible weather that more than makes up for it.
