My immediate response is yes but it depends on a variety of factors. Are the bones on the home good? A remodel will cost less per square foot than new construction. Your taxes will be reassed at a lower rate vs. the 1.25% property tax you'll incur on a new purchase.Plus the cost for a pool/landscaping.
A property with a view is highly prized. I just listed and sold 12799 Dianne Drive with stunning views, no freeway noise for $2,740,000 in less time than is the norm for the hills.

Yes, you can. I recently helped a buyer with financing on a project that did not have an HOA.

I guess I would be concerned more about structural issues if you didn't remove the tree.
Not trying to sound smart, but don't let it land on the roof.

I have seen some of those homes in Palo Alto. I like the style. Sometimes they can stand out from the surrounding homes in the neighborhood.
You will have to do your due diligence on value. Since they are usually built inside a factory it can usually be built quicker with less disruption to the land and neighbors. When they are built inside, the risk of lumber sitting around in water and getting mold is reduced. They usually can go up quicker than a sight built home minimizing delays due to weather.

As you mentioned in your posting, the value of single family homes, townhomes and condos has been fairly stable in Los Altos. The condos and townhomes in Los Altos are always preferred objects because of the proximity to downtown Los Altos. The downtown area is a very desirable and much sought after location. This is also true for condos with a shared, underground garage. It still is location, location, location.

If you have an iphone or an ipad go download this app called MagicPlan. It's free and you can use it to create your own blueprint of your house. This is the least expensive way that I know how.

Most MLSs have rules that require updating the status of properties promptly. Many agents and brokers will post sold properties on their web sites, clearly labeled as "sold."
There may be some instances where an agent or broker is responsible for a property appearing on a website as available long after it is closed. There are also many instances where property data was submitted to an ad journal, and that ad journal submitted the property to mulitple web sites. Those sites may not have a checks and balances system. There are a lot of sites out there. There are also instances where property data is mined or scraped without the knowledge or permission of the listing broker.
Any ad or dated property data you found may or may not have been as a result of actions or intent of the listing broker/agent. If done by intent, I agree, that is tacky. It may not have been by intent, and could even be without knowledge, though.... more
Kay: Probably a good question to pose at the Santa Clara County Assessor's office. It can vary quite a bit, but I've found them to be really reasonable in the past...about the least expensive way to get more square footage. They base their assessment on your cost, but I don't think there is documentation involved unless it's really out of line with reality.
