Think of what you want to get out of the transaction, tell the buyer's agent what you are willing to do to cooperate, if they meet your demands/wishes, everybody wins (but the attorneys). If they don't meet your demand/wish, get an attorney.
If I just bought a home, the last thing I want is to get an additional expense of kicking you out, it may benefit both to get an agreement and avoid the courts altogether. Always talk to an attorney, but avoid the courts =)
