I would call around and get some quotes. Typically, part of the price will be based on where the house is, when it was built, where it is in relationship to a fire hydrant/fire department. I like both USAA and AAA a lot.

I specialize in foreclosures and use realtytrac a lot. The information can be dated and not just by days, by months. Some properties remain on there well after they are sold or auctioned. And there are a lot of properties out there that are not on realtytrac that are in foreclosure. Boy, does this sound like the old saying "you get what you pay for"!
First, how can someone do an appraisal without seeing it? This alone is absurd.
Second, the formal Apprsial is done for the Bank; the bank commissions it and the results are given to the bank; you just have to pay for it.
Third, how could a $50 appraisal equal a $500 appraisal?
And, if you are buying a $500,000 home and you are putting $250,000 down, the appraisal is moot and may not even happen.
But trying to save $450 isn't going to happen this way.
ps. I think the appraisal is tax deductible; check with your tax man.... more
According to the tax records a notice of default (NOD) has been recorded on the property as of 4/15/09. There is not any indication of an upcoming auction, nor is it on the market as a short sale at this time. If the bank/lender ends up forclosing, it will be a while before it is placed on the market for sale. (The original loan balance was $479,000.00 and the deficiency amount on file is $18,521.00)
Have you agent keep an eye on the area if you are interested in that property.

There is an order in which outstanding liens on a home are paid after foreclosure. The second mortgage gets paid only if there are funds after paying the first mortgage and other items that come first. Real estate taxes, in most states, are paid even before the first mortgage is paid. Some states have requirements that other liens be paid before the first mortgage. Basically the 2nd Mortgage dont get a thing if foreclosed. Auction usually stems from foreclosure.... more
I recall that foreclosure.com lists a great many pre-foreclosure homes. Yours might be among them. Unfortunately I've noticed lately that rental owners and even commercial rental owners will collect rents for months while not making payments on the property or telling the tenants. Perhaps someone else here has helpful information/advice.
