I have helped Veterans purchase a home utilizing a VA loan. Do you know that VA is not a lender but and insurer? The VA insures the value of a property up to 27% of the loan against loss in value. Buying with a VA loan will require patience. You may end up having to write more than one offer depending on the property and the local market. It will require a strategy. Generally speaking a second mortgage holder is in an extremely weak position and cannot foreclose. They would ordinarily be limited to filing a lien against the property. However the fact that this has gone to a collection agency who will undoubtedly starting adding on fees, interest etc is reason for you to be proactive and not be an ostrich and hide you head in the sand and hope it goes away. (Spoiler alert- It won't)

Hello Trista, it of course depends on each listing. There are many scams out there these days so beware. If your speaking with a management company it should be within a few days but each listing depends on how many applicants and availability. You should consult with an agent/broker as to the status of the property if it is an ad. If you figure out what cities/zip codes your considering, minimum number of bedrooms and the maximum payment your looking to achieve you can then be set up to receive automatic daily emails to fit your search criteria. It's a matter of perspective because there are so many factors which include price but I live in Uptown Whittier and I recommend zip codes 90602 or 90601 but even then I think the better search would be specific cross streets which I would more than be glad to describe them to you based on you particular needs.
