Kathy...Florida also considers a death in a home immaterial, but CA has some crazy laws, so you'll want to hear from a CA lawyer or Realtor. It is important to a very small sector of the buying public (and to some in that sector it is a VERY important cultural/religious issue), but as Suzanne suggests, it most likely WILL NOT impact the value. The only good reason I have heard for a pocket listing is when the seller wants to maintain privacy but otherwise I do not think its in the best interest of sellers when an agent pushes for a pocket listing.
Pricing is driven by competition, competition is driven by the amount of interested buyers.... more
They are comparing them electronically. Unfortunately people will go into the same sites and list their home for sale as a SFR when it is Mobile Home. I think their systems get confused. That is why you really should get an estimate of value from a professional. A real estate agent might give you a better value than an appraiser and do it for free.... more
That is because they all take his classes...don't you want someone that is outside of the box? The interview process is as much about you as it is about them. It needs to be a two way street. You don't want to work with an agent who doesn't see things eye to eye.
It is about maximum exposure, who will market your home the best & dedicate the time to making sure the job is done right. Also I firmly believe in full honesty, transparence & integrity. There are many agents out there who are going to tell you what you wan to hear, but that doesn't get the job done. You also don't want to be passed off to some assistant or new agent who is not capable of getting the job done.

There are always so many contractors out there that are great. I feel like a lot of it finding a good landscaper comes from personal preference. I have worked with architects, engineers, construction contractors and more. Just in Beverly Hills alone, I have worked on several projects such as new construction and major remodels and additions. The average cost of plans is based upon the scope of services that a client requires, the schedule in which the work is to be completed, and the project’s complexity. The fee based on a set of guidelines and each project fee is unique and is determined based on a client's specific project requirements. If your requirements include items outside the typical realm of plans such as creating photorealistic or hand drawn renderings, building models, and making significant changes or value-engineering a nearly complete architectural design, additional fees will be added. There are one hit wonder firms and developers that recycle the same home plans over and over again if you are looking for a quick, soulless but relatively inexpensive way to go. As many others suggested, I would recommend joining a top real estate team. I would suggest becoming a buyer's agent instead of a transaction coordinator. Even if you decide not to join a team, make sure you go to a brokerage where you will get the proper training and that you have a resource to help mentor you.
Some new agents focus too much on what their commission split is rather than focusing on the training aspect. Real Estate is not easy like most people think. Yes it's a people business, but you also have to know how to write a good contract, counter offer, etc. The devil is in the details, and not knowing how to use the forms appropriately can come back to bite you legally.... more
FMRWEB by now I am sure you had your question solved since this question is about three years old! Never the less I find that too often other people are reading the questions and the answer remains universal. The Short Sale is handled by the Bank and its representative. The listing agent is just a person who packages the documents and the goal is the same as the buyer's as well as the buyer's agent and the seller. Everyone wants to close the transaction. The Listing Agent and the Buyers agent have everything to gain by having it close faster.....unfortunately they are all at the mercy and priority or the there lack of the Bank's representative.
