Selling a home is a very personal decision, and depends on your and your specific circumstances. AND...nobody can predict the future. If you want to, or need to sell it, then you should sell it. If you would prefer to keep it and hope values go up, then keep it! It's really as simple as that!... more

I'm sorry to hear about your circumstances, but limited income and bad credit, I'm afraid your chances of obtaining financing are somewhere between slim and none. You could always check with a reputable lender to find out for sure what your "bad credit" consists of, but I'd rather be upfront and honest with you. If you want the name of our preferred lender, email me through my profile.
All the best!... more
You would have to contact a lender to see. My guess is probably not but your score is still not bad. It would depend on the circumstances that caused you to lose your home. Talk to a lender and find out what they tell you. Then at least you will know what your time frame is before you can buy again. Good luck.... more

Depending upon what you're looking for, you might qualify for a lease-option. Other than seller financing, I think you'll find fewer options (if any) to buy now--especially with no down-payment and not-so-great credit.... more
No one can predict the cost of lake maintenance or water. In general this community has been established for awhile. If you live in another subdivision the cost of water could go up too along with electricity too (HOA's often pay for the electricity used by the street lights).
I hope this helps.... more
It depends on your definition of the right place to buy. What factors are you using to determine if it is the right place to buy? What is important to your purchase? Community? Activities? Schools? Development? I work this area and can give you information on it.... more
I recently negotiated a deal on a new build that was "OUT OF THIS WORLD AMAZING!' I negotiated a 27% discount off the list price and had the builder practically re-do the interior with the finishes & upgrades that my buyer wanted ... all at the builder's expense, which was an additional $55,000 savings to my buyer. In addition, I had the builder pay the majority of the title/escrow fees & the first 2 months of HOA dues. Incredible? Yes! But there was one main downside to this transaction. Because I negotiated this amazing deal for my buyer, my commission was cut in half! Yes ... half! But that's okay because my buyer got the best deal ever in that community. This just goes to show that I'm not afraid of having my commission cut if it means getting a good deal for my buyer.
