If the roof does not meet FHA/HUD's minimum property standards, then you will have to convince the seller to repair/replace it, or switch loans to a non-FHA loan or just convert your FHA loan to a 203k, which will allow you to add the cost of repairs/improvements into your FHA loan.... more

First of all don't believe Zillow. They don't always get the pricing right. I would call a reputable real estate agent or a licensed appraiser who has some experience with short sale homes and the market in your area.. Second of all, You may be able to buy another home solely in your name if the house was mortgaged in her name only...it's tricky though as your credit rating will be key. The way banks are these days they can find out about the default. If your not too far behind in your payments, you should consider the short sale route as this has less of a derogatory effect on your credit.... more
No changes are needed for your first mortgage. Just continue to pay it. You need to change your property insurance, register your property with Maricopa County as a rental property and if you can put it in an LLC, but speak with a lawyer before you do that.... more

It would be the smart thing to notify your Mortgage and Insurance company to find out what is required of you.

If you are having difficulty paying your mortgage payment, and can demonstrate a hardship to your lender, there's a chance they will work with you. It's not a guarantee, but there's a chance. You'll need to contact your lender and see if there's something they might agree to do for you. If you are fully paid up (no late payments), they probably won't believe you are in a hardship. Missing payments will kill your credit, but it may get their attention. Or, it could fail, and you end up with bad credit, and nothing to show for it.
If you can pay your mortgage just fine, and are unhappy that your investment has lost value...well, that's a different story. Nearly every home owner in the US is unhappy their home has lost value.... more

It is a great savings for phone, internet and basic plus cable (no movie channels) I pay $99 a month-not bad and have never had bad service like I did with cox... more
