I have seen more banks include "no assignment's clause's" lately. They even dictate the amount of earnest money and increase it if the offer is a "cash offer".
I get contacted a few times a month from investors that want to buy homes for 40-60 cents on the dollar so they could flip them. If it was really that easy, wouldn't the nearly 5,000 Realtors in the state of Idaho already be acquiring them themselves since they could make 50% not just a commission?... more
You can purchase a property for cash regardless of credit, or foreclosures in the past. As both other agents mentioned, your best bet is to find a REPUTABLE financial adviser to guide you thru the best path for you under your current circumstances.
This adviser should come highly recommended from someone close to you that has many years experience with the adviser.
Idaho is a non-disclosure state (your zip is shown as 83815), and the sales amount is, therefore, not recorded. The transfer of title will be recorded. It may not have sold at all, it may have gone back to the bank.

I just gave a "thumbs up" to Marla. In Idaho, sales prices are not considered "confidential" however, we are still a non-disclosure state. That is why public sites like Trulia are not as accurate for this data as going through a local Realtor.
I am surprised how many people respond to buyer/seller questions outside their market area. I typically only respond to questions in the Boise area, but occasionally search all of Idaho to keep track of questions and comments outside me immediate area.... more
