A Realtor® should always submit your offer. However, if you were at the builders site and the on-site Realtor® knew that the builder under no circumstances will accept an offer below a certain price, then the Realtor® was probably trying to save both you and the builder time.
Real Estate Brokers often times do receive incentives when working with new homes/builders. A good Realtor® will pass that benefit along to the client.
You pay nothing to enlist the help of a Realtor® or Real Estate Broker, so the benefit is only to you.
If you would like to chat further, my cell phone is 720.495.3838. I'd be more than happy to help you out and offer you the representation you deserve.

Unclear, are you working with your own agent, and if so what is he/she suggesting. Generally the listing agent has no business accepting/rejecting/counteroffering any offers on behalf of the seller, it's the seller who makes such decisions. Also unclear are the terms of the offer; if you are working with an agent, contact his/her broker owner, and or, office manager, and ask that he/she intervene on your behalf.... more
My guess is that is that by whatever means the original listing was entered, any changes or additions will have to be done the same way. If you are not an agent, and since Trulia only accepts listings from agents/brokers, and through accepted feeds that they may use, my guess is that you will have to contact the agent that originally submitted it to upload any additional photos. However, since I'm not with Trulia, and really no nuthin, you can take the info in this post as just simple conjecture.... more
Only a REALTOR may upload listings to Trulia. Since you are in the MLS, I assume you are working with an agent, or at least a limited service brokerage. If so, just ask you agent to visit the hyperlink below to upload the listing. Trulia is fairly new, and there are many great REALTORs out there who are unaware of it. Help us spread the news! Tell your agent. He/she will thank you for it!... more
