I would see if you can get a few quotes from roof repair companies and see if there is anything less expensive. You really might want to get a lawyer on your side as well, like your agent suggested. That might help you the most, since they'll be able to better negotiate.
Hi Josephine, Please read all the terms and conditions of your listing agreement, as there will be a termination clause and possibly a HOLD OVER period where the agent will be able to protect commissions for any buyers who saw the property during their listing period, for 90-180 day period after expiration or termination. Please consult with the Real Estate commission in NJ as each state is different.

The buyers these days are aware of what is going on. The low end of the market here in Boulder County has home sales moving quickly. If they are unaware of the current inventory lows, they must be ignoring the media and everyone else. Only a misinformed individual would tender an offer that is what I call a low ball offer - something so far out of range as to not qualify for a response.
If you have a custom home or a high-end home, things might be different. Otherwise, you should be getting offers that match price and even better.
And I agree. You will do better working with a Realtor.
