being in the area- i will tell you 1st hand- the realtors (very limited in numbers) have the prices jacked WAY UP!!!!! they have a corner on the market. look at tax roll records at www.bakercounty.org then add 30% on top- thats where they start at for prices.
2nd- stay AWAY from Neilson realty- and SUNFIRE realty- both have no values or interest for the buyer- just wanting to make their buck (commisison) and walk away. we moved into the area 2 years ago- and expereinced this 1st hand.

Tom is right. Your credit is not considered if you are able to do the loan in just your husbands name with his income. That credit card debt will be counted in his debt ratio if there is a balance though.
