Visit a neighborhood several times to get a sense of belonging. Check out area statistics; real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods; so, you should check out demographics on your own to assure your comfort level can be reached.... more

The square footage should only reflect heated and cooled spaces. Garages, porches, balconies and such are usually not air conditioned or heated, if they are though, they should be.

Quick short comment:
When it comes to neighborhoods, it is difficult for Realtors to say, this is better than that or that is better than this, one reason is that it could be perceived as steering (steering buyers into certain areas or away from others) which is against the law...
Therefore you need to get this information from various websites on the internet, and yes you can
stop by the police department of an area you are interested in.
Once you have a home or homes in an area picked that you like, then drive through the neighborhood during various different times of the day and week, and see for yourself how this area fits your family needs and life styles. You know everyone has different needs, not just for their home but also for the neighborhood, some like a park nearby, or walk to school, or walk to shopping and restaurants, and others do not.
The Realtor you will select (ONE work with one and commit to one who then will do all he or she
can to get YOU the right home for YOU in price, size, style and amenities you want at least most
of them and assist you in a big way in the initial offer and negotiations to follow and will guide you with expertise through the entire process up to a successful closing)..
Find a Realtor who loves to work with Buyers, and will be just as loyal and committed to YOU as
you will be to him or her. Tooo bad I do not work in your area :)

By the way, I think you are approaching the search for your new home in the right way, figure out
locations, towns, neighborhoods, get together with a good local lender, sit down and discuss

once you have that number are you comfortable with it, always better to buy under than beyond your
means, you will appreciate it later on.

Ron answered that awesomely. The only thing I will do is add to his answer. What he described is the most common appraisal type used, but there are others.
1) Cost approach - this is typically only used to determine replacement cost to re-do a home. Of similar construction, size and materials. Usually, this is only done for relatively new construction as may be the case for a brand new development that has no real comparables. It's rare, but it does exist.
2) Income approach - this is typically done for income producing properties
On a side note, banks may sometimes employ an appraisal company to do a drive-by. This is not really an appraisal, but a validation that the home is still there (not burned down or otherwise damaged). This may be done for a refinance when the value of the refinance is low enough that the bank is not concerned that it is lower than 80% of actual value and they just want to ensure the home is still there.

Good evening Val,
The current state of the market in any zip code is determined by the absorbtion rate (in months) which is the ratio between the number of homes for sale which are not under contract, divided by the number of homes which are currently under contract. In 78425 that ratio is currently exactly 2, meaning that at the current rate of sale it would theoretically take only 2 months to clear all of the current inventory of homes for sale. In reality this never happens because new inventory is always being added, but it's an excellent guide to the current state of any market if the you consider the following general rules, which are endorsed by most real estate appraisers:
- Less than 3 months of inventory indicates healthy demand
- 4 months of inventory indicates a market in equilibrium (a balance between the number of buyers and sellers)
- more than 4 months of inventory indicates a progressively weaker market as the number of months increases.
Accordingly, as 78245 has only 2 months of inventory right now, it's in strong demand.
