Difficult question to answer in a very difficult market, and the market is quite different in different areas, neighborhoods, price ranges, types, sizes and styles of homes. Not too familiar with your area in Dallas all I can say that 7 days is truly not much to worry about in this market, what do we tell other Sellers, who have had their properties on the market for months, many months often, and even though priced competitively no or very few showings, and no offers....
In most areas we are currently in a buyers market, which means, there are many many more properties on the market and not enough buyers ready and willing, or can qualify or are even looking to explore their options so the few that are looking can do, what I call (cherry picking) they can look or ask their Agent to look for most reduced property, the biggest and best for the least amount of money, and that is just because they CAN!
So 7 days is not a really good indication. I am not sure whether you are working with a listing agent who is marketing your property, but if you do, you should ask the agent for two pieces of information
a) during the last 3 and 6 months in your immediate area how many homes in your app.l size and price range have sold????? or gone under contract ??????
b) How many homes similar to yours a bit up and down, are currently on the market?
when your agent puts the number of sold in the last 3 and/or 6 months together with the number of available properties he can give you an idea of how much inventory is out there, i.e. How many months of inventory
If you have 4 months of inventory you will need to be patient....
Check with your Agent, or call on a Realtor to assist you and list your property competitively and inform you consistently about the market around you.
Hope this helps but 7 days is nothing to worry about, unless you have other reasons for wanting your home under contract and sold. Get a professional to assist you with your concerns.
