The MUD tax will be going away pretty quickly from what I understand as they are in the process of building the water and sewer systems to that neighborhood. They recently upgraded the Fishtrap Road, a bit, from Dallas Parkway so that it's a tolerable drive now and more improvements are coming especially since Windsong is right down the street. You also have the new Toyota Dealership going in at 380 and Dallas Parkway and they are starting the work on the first phase of the Gates of Prosper. So you will be in the middle of the action soon. Don't forget the Kroger Marketplace that will be going in across from Windsong.... more
As far as neighborhoods in Prosper, TX without HOA restrictions, you may want to consider Hillside, Valley View, Rhea Mills Estates, Collin Green, Bradford Farms, and Raewood on Preston. All of Prosper geographically qualifies for the USDA loan program, although you would also have to meet the criteria to use this loan. One of the least-developed subdivisions ahead of the recession hitting our area in Summer, 2008 and it hasn't recovered, even though many Prosper neighborhoods have been seeing amazing recovery in 2009/2010. Until the big banks get their act together on how they will be handling foreclosures, this particular neighborhood will continue to suffer due to low consumer confidence and a developer who is not maintaining the lots in and around the subdivision. If you look just one neighborhood to the East, you'll find Steeplechase, where K Hovnanian is having great growth this year and just held a grand opening on their model home.... more
