I agree, you've got a contractor who wants a paycheck (understandable I suppose but integrity is more important). Here's the thing, I love outdoor living spaces. Hoping to save the money to build one in my yard. But, look at it the same way as a swimming pool. If you put a 35,000 dollar swimming pool in your yard you most likely will not get that investment back, but what will likely happen is a quicker sale. This may be even more true of an outdoor living space (i.e. covered space with fireplace, kitchen etc.)
I wouldn't spend 85,000 dollars on one but if you have the money and it's something you want then go for it. The return on investment however, is probably minimal.... more
As far as neighborhoods in Prosper, TX without HOA restrictions, you may want to consider Hillside, Valley View, Rhea Mills Estates, Collin Green, Bradford Farms, and Raewood on Preston. All of Prosper geographically qualifies for the USDA loan program, although you would also have to meet the criteria to use this loan. One of the least-developed subdivisions ahead of the recession hitting our area in Summer, 2008 and it hasn't recovered, even though many Prosper neighborhoods have been seeing amazing recovery in 2009/2010. Until the big banks get their act together on how they will be handling foreclosures, this particular neighborhood will continue to suffer due to low consumer confidence and a developer who is not maintaining the lots in and around the subdivision. If you look just one neighborhood to the East, you'll find Steeplechase, where K Hovnanian is having great growth this year and just held a grand opening on their model home.... more
Beth, the Town of Prosper just had an event where 150 of the top local Realtors were invited to come hear directly from the leaders of the town about the exciting growth happening in Prosper, both on the residential and the commercial side.
