An experienced agent is worth their weight in gold. Price is not the issue here. For some buyers $70,000 is alot of money. I just closed a sale with a First Time Buyer on a $71,000 sale. I not only wrote the offer, assisted with inspections, coordinated with his lender, kept him informed about the progress of the short sale, completed a final walkthough but also sat with him for 2 1/2 hours at the closing. These are only a few services that were provided to him. Interview for the agent that will provide to you what you feel are important services. Sales can be complicated no matter what the price range. And honestly, many of the lower priced sales have more issues than the higher priced homes. At least in my market. Hi Lynn, The foreclosure can take some time, as Suzanne mentioned it could be a week depends on IF the bank wants to hold it perhaps they have a lot of inventory and will wait before marketing. Have your agent request the letter of approval from the listing agent since he stated the sale is approved, this clearly states what the bank approved it for and all other expenses & terms. Many agents will drop the price drastically just to get an offer on the table, but the bottom line is that the bank will have the final word. Submit your offer at Fair market Value, do not lowball because then your wasting everybody's time according to the bank.
