I understand that some agents are unwilling to work with a first time buyer because the price point is normally lower than the average sale price. Agents work on a straight commission with no reimbursement of any kind for expenses like gasoline, auto, and so on. Also, first time buyers generally do not have the means to act quickly in a fast paced market. Here is how I solve many of those problems:
1). educate the buyer in the beginning.
2). counsel the buyer daily including the financing options.
3). insist that the buyer is pre-approved for an appropriate loan.
4). insist that the buyer cooperate fully with the lender and commit to timeliness.
5). we only work with the most desirable properties for the desired outcome.
6). money is not a motivator for me, the end result is my motivator.... more
In our MLS active means the listing is still active. If it's listed as CCS or CTS it means there is an offer but they are continuing to show or contingent continue to show and will accept back up offers in case something happens with the current accepted offer.

I was unable to locate any homes currently for sale in the Saline area, offering Land Contract terms. Most mortgages have a due on sale clause in the event there is a transfer of ownership. There are few homes that are owned free and clear which would be necessary to offer land contract terms. the property is covered. I checked on the site already. I guess I will have to decide if I want to put an offer on it with FHA 203K. The house doesn't have a furnace which would make it ineligible for a rural development loan. I was thinking instead of asking for a 6% concession I would ask for the bank to put in the furnace. Not sure how that would go.... more
