Buyer's should pay for this. They should select the inspector they want and pay for it themselves. If the seller pays, they may feel entitled to control some aspects of it. First time home buyers just means you have not had a loan in the past 2-3 years. It does not mean you have never ever had a loan. You keep using the word HAD, so is that correctly being used? Does he still have a loan and one you are on or did he have it in the past? Going to talk with a loan officer will get you the answers you want and they won't have to guess as we do.... more
In Ohio sellers have 10 days to respond to a post inspection agreement, so if it has only been a week then I'd try to be patient - I know it's difficult! I'm sure you're sitting on pins and needles!
