I asked this question last year. The 2013 answer is it never really happened in Louisville. Some investors quietly bought many of them. Some were rehabbed and sold or kept for rentals by investors. We can probably stop talking about this as a major factor in our city.... more
I'm sure each one has their own reasons. My guess is the same reason that we don't want to go to the doctor for fear we will find out that something's wrong. I always tell buyers that if they seriously want to buy a home, they need to know where they stand regarding their ability to get a loan. If there is anything in their credit or other problems, they want to know sooner than later so they can get those things fixed.
The other thing I think is that people are concerned about meeting with someone or contacting them because they don't want to be hounded by a salesperson. Same thing is true of our part of the business and the internet has even made that a bigger problem. I tell buyers to get a pre-approval done through a lender even if they want to shop for their loan. They don't necessarily need to use that lender when they actually obtain the loan.
