Under the THDA program the 4% grant (3.5% towards the down payment, and .5% to closing costs) will still leave a portion of costs not covered (escrow, transfer taxes, title insurance, etc.). If your seller is allowing concessions or closing costs you have several options. What you want to be sure of is not to leave money on the table.
1. Reduce the salss price.
2. Offset the Agent Broker fees.
3. Ask for upgrades if it is new construction.
4. Prepay interst on the financing.
