We moved to a townhome on Peabody Drive in June 2013 and are so sorry that we chose this area. It is noisy, constant parties, loud and crudely obscene musicblasting until wee hours of the morning. We have had the police here almost daily, even knocking on our door by mistake to respond to a complaint made by someone.
We are a retired married couple and this is only a temporary arrangement for us. We will be moving to California in the fall and will be so glad to get out of here! The day we looked at looked at this rental the streets were quiet but it was definitely NOT a representation of the status of this area. Our very first night in our new home a street fight between two black women resulted in several police cars out front in the middle of the night. I knew then that this was a bad choice and was very sorry the property management agent had not tried to at least suggest that this area might not be the best choice. He could have steered us to one of his properties in another neighborhood of which he had several available but he didn't.
If you want a nice area to live in that is safe and quiet, DO NOT MOVE here!!!... more

When looking at a lot of the questions on these R.E. websites. I would bet at least half of them are really coming from Agents in that area, just to see what the response is going to be. I have also seen a few Former Agents do it.... more
You have received several answers to your question. Some I am inclined to agree with and other parts I have to disagree with. Closing costs have been mentioned several times, but i think we should be discussing the cost of selling instead. It is true that closing costs are different depending on the lender, but as a seller, you don't need to be directed to a lender. The lender works for the buyer. An important point about closing costs is that they are negotiable. Yes, it is very typical for buyers to ask for closing cost to be paid but that doesn't mean you have to pay all of them. If you only want to pay the seller's mandatory fees, that is up to you in negotiations. Now, the cost of selling is different. If you use an agent, you will be paying a commission to your agent, but commissions are also negotiable. After you list your house an receive an offer that you accept, the buyer has an opportunity to have to home inspected. If they find needed repairs, those will also cost money. Repairs are negotiable as well, but the buyer has the right to void the contract if they choose to after having the inspections done. My point is, we can all give you a pretty close estimate of what it will cost you to sell, but we can't give you a "to the penny" guarantee of what it will cost. That is simply because we can't predict the future or guarantee what a buyer will offer you and what they will ask for. I hope that I have helped to clear a few things up for you.
