Consider this: Doctors often treat bacterial infections with antibiotics without knowing the "specific" bacteria causing the infection. What leads them is location and symptoms. If you don't get well in the prescribed period of time, what do you do? You go back, so they can "try" again. If you get well, it doesn't matter what you "had," because it's gone!

You can ask the seller to pay for your closing cost in your offer. The seller would respond back with acceptance, counter you back, or possibly not accept paying your closing cost. It wouldn't hurt to ask the seller to pay for it. They can say yes or no to your offer. If that doesn't work another option you might want to consider is to increase the amount your offer amount to cover closing costs.... more
You need to check with the county or city recorders office and or building inspector. If the additions were permitted than the permits will be on file. If not you have to assume the rooms were added without permits. Your lenders appraiser will not use that square footage as part of property value. Also you have no assurance the work was done properly and to code. Buyer beware....... more
